The Town of Concord Board of Appeals will hold a public meeting for continued hearings at 7:30 P.M. and new hearings at 8:00 P.M. on Thursday, September 12, 2013 in the First Floor Meeting Room, 141 Keyes Road, Concord, Massachusetts, on petitions for variances, applications for special permits, comprehensive permits or appeals from decisions of the Building Inspector. If there are no continued hearings, the Board of Appeals may hold a work session at 7:30 P.M.

INFORMATION IN SUPPORT OF EACH AGENDA ITEM MAY BE REVIEWED AT THE BOARD OF APPEALS OFFICE, FIRST FLOOR, 141 KEYES ROAD, SUMMER HOURS:   MONDAY– THURSDAY 8:00 A.M. TO 4:30 P.M. & FRIDAYS 8:00 A.M. TO NOON

Continuances are typically heard between 7:30pm – 8:00pm with new hearings scheduled to begin at 8:00pm.  At the discretion of the Chair, continuances that are unresolved at 8:00pm could be tabled until after all scheduled new hearings conclude.

Continuances: (will start at 7:30 unless further continuances or withdrawals have been requested)

1.      James E. Canty for 24 Commonwealth Avenue Associates, LLC for a Special Permit and Site Plan Approval, under Sections 4.5.4, 7.1.2, 7.1.3, 7.7.2.2, 7.7.2.7, 7.7.2.12, 11.6 and 11.8, for alterations to a nonconforming structure and use, and for relief from parking requirements associated with a restaurant greater than 4,000 square feet within the West Concord Village District at 24 and 4B Commonwealth Avenue.

New Hearings:

8:00 P.M. – James A. Dwyer for a Special Permit, under Sections 5.3.6.2 and 11.6, for a Special Home Occupation at 236 Bedford Street.
8:05 P.M. – Lisa Temple for a Special Permit, under Sections 5.3.6.2 and 11.6, for a Special Home Occupation at 47 Grant Street.
8:10 P.M. – Mark D. Snay for a Special Permit, under Sections 5.3.5 and 11.6, for the parking or garaging of more than one commercial vehicle, one of which is oversized, on a residential lot at 270 Elsinore Street.
8:15 P.M. – Matthew B. Smith on behalf of C3 Development LLC for an Amendment to a Special Permit, under Sections 6.3.2 and 11.6, for the reconfiguration of a previously approved hammerhead lot at 13A Independence Road aka Lot 28F-2, which will henceforth be known as Lot 28F-2A.


Other Business:
Approval of Minutes for July 11, 2013 and August 8, 2013.
Discussion of Board procedures and application requirements

THE BOARD RESERVES THE RIGHT TO CONTINUE THE HEARING ON ANY ITEM THAT HAS NOT BEEN ADDRESSED BY 11:00 P.M.
