Town of Concord Board of Appeals Agenda

The Town of Concord Board of Appeals will hold a public meeting for continued hearings at 7:30 P.M. and new hearings at 8:00 P.M. on Thursday, August 8, 2013 in the First Floor Meeting Room, 141 Keyes Road, Concord, Massachusetts, on petitions for variances, applications for special permits, comprehensive permits or appeals from decisions of the Building Inspector. If there are no continued hearings, the Board of Appeals may hold a work session at 7:30 P.M.INFORMATION IN SUPPORT OF EACH AGENDA ITEM MAY BE REVIEWED AT THE BOARD OF APPEALS OFFICE, FIRST FLOOR, 141 KEYES ROAD, SUMMER HOURS:  MONDAY– THURSDAY 8:00 A.M. TO 4:30 P.M. & FRIDAYS 8:00 A.M. TO NOON

Continuances are typically heard between 7:30pm – 8:00pm with new hearings scheduled to begin at 8:00pm.  At the discretion of the Chair, continuances that are unresolved at 8:00pm could be tabled until after all scheduled new hearings conclude.  

Continuances: (will start at 7:30 unless further continuances or withdrawals have been requested)
1.      Trinity Episcopal Church of Concord for a Special Permit and/or Variance and Site Plan Approval, under Sections 7.1.2, 7.1.3, 7.1.4,, 11.6, 11.7 and 11.8.7, to reconstruct, extend, alter or change a nonconforming use and structures, and for relief from parking requirements associated with a religious use at 81 Elm Street and 18 River Street.

New Hearings:
8:00 P.M. – Loretta Ho Sherblom for a Renewal of a Special Permit, under Sections and 11.6, for a Special Home Occupation at 199 Park Lane.
8:05 P.M. – Jeffrey D. Young on behalf of the Town of Concord/Gaining Ground for a Special Permit, under Sections 5.4.5 and 11.6, to host an outdoor fundraiser at 341 Virginia Road.
8:10 P.M. – Hills Brothers on behalf of Philip Green for a Special Permit, under Sections 7.1.2, 7.1.3, 7.1.5 and 11.6, to alter or change a structure on a nonconforming lot, so that the new structure is more than fifty percent greater than the gross floor area of the existing structure at 34 Nimrod Drive.
8:15 P.M. – Tenley and James O’Shaughnessy for a Special Permit, under Sections 7.1.2, 7.1.3, 7.1.5 and 11.6, to reconstruct, extend, alter, or change a nonconforming structure on a nonconforming lot at 591 Main Street.
8:20 P.M. – James E. Canty for 24 Commonwealth Avenue Associates, LLC for a Special Permit and Site Plan Approval, under Sections 4.5.4, 7.1.2, 7.1.3,,,, 11.6 and 11.8, for a restaurant greater than 4,000 square feet within the West Concord Village District, for alterations to a nonconforming structure and use, and for relief from parking requirements at 24 and 4B Commonwealth Avenue.

Other Business:
Approval of Minutes for July 11, 2013.
Discussion of Board procedures and application requirements
